The short answer

A commercial boiler needs professional service at least once a year — and steam boilers in most jurisdictions are required to have an annual internal code inspection. But the boilers that run for decades get more than an annual visit: they get a layered routine.

The schedule that keeps boilers alive

Here's the cadence we recommend to every facility we service:

• — Daily (operator): check water level, pressure, temperature; blow down the gauge glass and low-water cutoff on steam boilers
• — Weekly (operator): test the low-water cutoff, check burner flame condition, log readings and watch for drift
• — Monthly: inspect for leaks, unusual vibration or noise; verify safety and relief valve condition
• — Each heating season: combustion analysis and burner tune — fuel chemistry changes with weather, and so does your air-fuel ratio
• — Annually: full professional service — fireside and waterside inspection, controls and safeties tested, gaskets, refractory check, code inspection prep

Why the log matters more than any single visit

The cheapest diagnostic tool in any boiler room is a daily log. A slow climb in stack temperature or feedwater makeup is the boiler telling you something months before it fails. Our technicians read logs first — the boiler that keeps one gets fixed cheaper, every time.
