How Often Should a Commercial Boiler Be Serviced?

The short answer

A commercial boiler needs professional service at least once a year — and steam boilers in most jurisdictions are required to have an annual internal code inspection. But the boilers that run for decades get more than an annual visit: they get a layered routine.

The schedule that keeps boilers alive

Here's the cadence we recommend to every facility we service:

  • Daily (operator): check water level, pressure, temperature; blow down the gauge glass and low-water cutoff on steam boilers
  • Weekly (operator): test the low-water cutoff, check burner flame condition, log readings and watch for drift
  • Monthly: inspect for leaks, unusual vibration or noise; verify safety and relief valve condition
  • Each heating season: combustion analysis and burner tune — fuel chemistry changes with weather, and so does your air-fuel ratio
  • Annually: full professional service — fireside and waterside inspection, controls and safeties tested, gaskets, refractory check, code inspection prep
